Project Detail


The new $92 million research, office, and education facility constructed in San Antonio, Texas, consists of approximately 110,000 square feet and was part of the United States Army Corps of Engineers’ (Corps) $2 billion San Antonio Base Realignment and Closure (BRAC) program. The Corps was concerned about the potential impact on labor and material costs of this facility and other substantial construction taking place in the Central Texas region. Spire’s scope of work included an evaluation of current and anticipated construction activity within San Antonio and the surrounding markets to assess the potential impact this activity may impose with regard to construction costs during the development of the project, and identify the risks associated with those impacts. Spire’s evaluation included a trend, Monte Carlo simulation, and supply/demand analysis; and was completed on time and within budget.
