1999 McKinney Avenue Lofts features 62 condominiums, a swimming pool, parking garage, and other various amenities. The building is a twenty-two-story stair-stepped structure providing large, terraced balconies for the upper level units on the south face. The project structure is reinforced concrete construction with brick veneer exterior. Fourteen months after the project achieved substantial completion, pieces of brick veneer fell from a portion of the project.

Spire’s consultants were retained by a law firm, on behalf of the general contractor, CF Jordan Construction, to assess if they completed work on the project within the project duration, properly sequences the installation of the masonry system, effectively managed the facilitation of information, and properly identified and corrected deficient work. Spire examined the contractor’s documents, insurance allowances, general conditions, along with multiple other files to compile an expert report of findings.

As a result of their work, Spire’s consultants found that the general contractor performed its duties in accordance with industry accepted standards throughout the course of the project as they pertained to timeliness of performance of the work, continuance of the installation of the masonry veneer, facilitation of information and identification and correction of deficient work. The client and the owner were able to settle the dispute prior to entering arbitration.
