The $50 million Capella Georgetown is a luxury boutique-style hotel located in Washington, D.C. adjacent to the C&O Canal. The former five story office building underwent a complete interior and exterior transformation. The 71,000 square foot hotel now consists of 49 rooms including dozens of suites, a restaurant and bar, and a rooftop pool.

Spire was engaged by the Owner to evaluate a delay notice letter submitted by the Construction Manager as Constructor to the Owner’s Representative. The Construction Manager as Constructor alleged a Project critical path delay of 18 working days due to missing Mechanical, Electrical and Plumbing (MEP) information which resulted in drawing revisions.

Spire performed a review of each schedule, identified the longest critical path and compared it to the baseline schedule. Spire’s analysis of each schedule update period highlighted which schedule activities slipped and reported on any observed concurrent delay occurring with the longest critical path.

Based on the analysis, Spire determined that Contractor concurrent delays existed with each Construction Manager as Constructor schedule update. The Construction Manager as Constructor failed to identify, recognize and quantify its own delays that were concurrent with any alleged owner delay.
