Sugarmont Apartments is a 400,000 SF apartment complex located in the Sugar House district of Salt Lake City, Utah. It is comprised of five residential levels with abutting, multi-floor townhomes. The residential levels consist of 341 apartment units, with floorplans ranging from studio to three-bedroom. This apartment complex offers residents amenities such as a pool and spa, fitness center, courtyard, roof deck, and 441 parking spaces for residents and their guests. During the Project, the original contractor was terminated for cause with a replacement contractor engaged to complete the work.

Spire’s scope of work on this project included a detailed analysis of both schedule and cost damages. Delay costs, cost to complete, as well as the cost to correct deficient work was analyzed through changed work review. Schedules pre- and post-termination were analyzed for reasonableness and forensic delay quantification and apportionment were performed considering impacts from design, subcontractor coordination, labor availability, defective work, and rework. An analysis was undertaken on Project liens to evaluate reasonableness. Deliverables included affirmative and responsive Expert Reports with arbitration testimony.
