Verona Gardens is a 37,069 square-foot boutique apartment complex located in Sunnyvale, California. The 45-unit complex was recently renovated by the owner and consists of one- and two-bedroom garden-style apartment homes.

Spire assisted the owner during the $10 million renovation by providing construction management services. Spire’s scope of work included managing project documents, including contractor bids, design, etc., and managing the project budget, schedule and costs. Spire also coordinated meetings with the owner, architect, contractor, and other parties; managed the architect, contractor, and other parties and performed regular site visits to check and document construction progress and conformance to design. Spire’s consultants reviewed and recommended the approval and / or rejection of contractor and vendor payment applications, reviewed and negotiated change orders, and participated in value engineering analysis and recommendations.

Spire advised the client on project issues with respect to impacts on budget, schedule and quality; and monitoring construction and preparing project closeout documentation.
